Where Do We Start?

Buying your first home can be a daunting proposition for many people. Knowing where to start, what to do or who to talk to can be confusing, while you often receive conflicting advice from different people.


So here are some fundamental and very important steps to take when embarking on the home buying process:


1. Talk to your Bank or Mortgage Broker

Understanding your financial position and the implications on buying your first home is the first and most important place to start. Bank lending criteria can vary, so being clear on your current position is critical. Lenders may give you a pre-approved limit which allows you to understand what your budget is. In addition to your normal income and savings, you should discuss with your Bank or Mortgage Broker if you may be able to withdraw some of your KiwiSaver savings to put towards purchasing your first home. 2. Reduce Debt

If you have any debt such as Credit Cards, Hire Purchase or Vehicle Loans, it can be a good idea to reduce or eliminate this prior to seeking pre approval. Alternatively your bank or mortgage broker may be able to offer advice on this type of debt.


3. Establish Your Criteria

Understanding your needs is the next most important step. Such things as number of bedrooms, bathrooms, do you need a separate toilet, garaging, safe section for children or planning for a growing family. Also location in relation to work, family support, schools, medical care, recreation facilities, shopping and affordability all need to be considered. You may also wish to consider how long you intend to own this property for, and how will your needs change over that time?


4. Find a Real Estate Consultant You Trust

This can be a daunting task. You may know a friend or family member that has a recent real estate experience and can give you a recommendation. Alternatively you should consider the following:

  • Experience in the industry – Do they have good market knowledge and understanding of the different property types?
  • Do they have your best interests at heart, are they actually listening to your needs and guiding you in the right direction?
  • Are they able to clearly explain the buying process giving you confidence to work with them?
  • Do you feel comfortable working with them?

5. Find a Solicitor

Before you purchase a property we recommend you obtain your own independent legal advice. Your lawyer will ensure the correct legal processes are followed and will also check over any property reports you obtain as part of your buying process.
